Gruzman House at Darling Point sells

Gruzman House, the Darling Point home designed by the late architect Neville Gruzman to emulate Lloyd Wright's famous Falling Water, has been sold.

Filled with wooden ceilings and glossy timber-panelled walls, it has been restored by its current owners, Clean Energy Derivatives Corp chief Ashleigh Antflick and his wife, Suzanna Helia, who, when they purchased it eight years ago, promised the Gruzman family they would maintain the architect's legacy.

 

The home's living room was once described by Sydney Opera House architect Jorn Utzon as "the best living room in Australia". Before his death in 2005 Gruzman endeavoured to leave the home to the nation, without success.

 

The Oswald Street home was listed with $7.75 million hopes. Just a week after its sale the neighbour, spa entrepreneur Barry Wain has listed his home through Alison Coopes at Agency by Alison Coopes who is seeking offers by November 28.

Yachtie Matt Allen's Darling Point trophy officially listed

The Darling Point home of retired investment banker and yachtie Matt Allen has officially hit the market, some eight months after it was being shopped around privately.

The Lindsay Avenue mansion cost Allen $32 million in 2013, well down from its $50 million hopes when listed two years earlier.

He bought it from the late industrialist William Tyree, who commissioned architect Bruce Robertston to design the home which took four years to build.

Following his purchase, Allen quickly submitted $722,000 plans to extend the floor plate, reconfigure internal walls and replace the smaller windows with bigger ones to open the home office up to the water views.

Recently renovated, the five bedroom, four bathroom residence wrapped in limestone terraces has a home gym, office, study and wine cellar.

On the waters edge of the near 2,400 sqm parcel is an infinity swimming pool and spa which adjoin the boat house, complete with two jetties.

There's also a self-contained one bedroom guest house in the grounds.

Ray White Double Bay agent Elliott Placks is marketing the property, now in conjunction with Richardson & Wrench agent Michael Dunn. It was reported in March Placks was quietly showing prospective buyers through the home with a $70 million guide whispered.

The home is just one of four homes on the exclusive Lindsay Avenue on the tip of Darling Point.

Retired car dealer Laurie Sutton paid $18 million for his five bedroom home, while Caroline Howard, widow of Stan Howard, the late brother former Prime Minister John Howard, is another owner.

It's been Allen's highest profile neighbour, media tycoon Kerry Stokes, that has been the most publicised over recent years.

Stokes, who is completely rebuilding his Dalkeith mansion, has been seeking to extend Glanworth, which he's owned since paying $9.5 million in 1998.

Allen has protested over the years and submitted a number of objections that the extension would "cause unreasonable loss of views of the Sydney Harbour Bridge."

In August Stokes got approval for the $544,000, Heather Buttrose Associates-designed extension.

 

 

 

 

 

 

 

Sydney Harbour's skinniest harbour front listed in Darling Point

Sydney Harbour's skinniest waterfront at Darling Point has been listed for sale.

The four-level home at 3A Carthona Avenue has its own sandy beach.

Set on a 207 sqm block, the home was built by property developer Bill Shipton in the 1980s.

The four-bedroom, four-bathroom property was bought by the current owner, the Dicker Data co-founder Fiona Brown, for $6.34 million in 2014.

It was best known when owned by Lady Susan Renouf. She bought in 1994, and sold in 1997 for $2.9 million to Melbourne socialite Dianne Allen for $2.9 million in 1997.

In 2009, it sold to the Melbourne-based landscaper Jack Merlo for $6.15 million.

Bowral grand manor Bellagio sells for over $8 million

Sydney builder Roy Alvaro and his wife Wendy have sold Bellagio, the grand manor house they built on what was just a two hectare horse paddock.

Following their $5 million sale of Manderley in 2006, Roy, now retired from the family-owned Alvaro Bros, built the award-winning home for his family in 2008.

They paid $230,000 for the horse paddock in 1997 which has been transformed into an Italian garden paradise.

The couple were inspired after a trip to Lake Como.

Behind the quadruple brick façade, the 1500 sqm Tuscan designed manor has six spacious bedrooms, seven bathrooms, and a white sandstone, 500 bottle wine cellar.

There's also a seperate guest house, a sun room, library and rumpus room. 

Developed over the course of more than 20 years, the gardens bear the names 'Il Giardino Secreto' (the Secret Garden), the 'Dome Temple' lawn area, the Bosca Wooded garden, the Spring Garden and the Loggia Terrace Garden which feature numerous waterfalls and lakes.

The priciest was Robertson Park, which was quietly offloaded by property developer John Boyd for $9 million.

Loch Maree, Vaucluse sold after 10 months

Fairfax Media has reported a $30 million private treaty sale in Vaucluse, although it was still listed as for sale on the Sotheby's website.

The harbourfront, Loch Maree had been initially listed earlier this year at $32 million by the hotelier Jerry Schwartz. 

Loch Maree was sold by Dr Schwartz and his wife Debbie who bought it three years ago for $24 million.

Loch Maree, the Vaucluse waterfront trophy home sits on a 2311-square-metre holding with a vast modernist mansion built in the early 1970s for the late Gordon Barton, founder of IPEC.

Designed by architect Michael Dysart, it has had only three owners since it was built at 1a Loch Maree Place. 

After Barton experienced financial troubles, the property sold in 1993 for $4.75 million after being on the market for three years.

Hidden from view by established gardens, the property has two entrances, Loch Maree Place and Coolong Road.

The Michael Dysart-designed residence was completed in 1972 at a cost of $280,000.

It features stone floors quarried from a 14th century convent in France by Burgundian monks to Leonard French´s stained glass feature windows.

Home on Sydney Harbour listed for first time in 80 years

A tightly held property that fronts Sydney Harbour is on the market for the first time in 80 years.

It is being marketed by Ray White Crows Nest and Lower North Shore sales agent Chris Keane as “the most secluded property on Sydney Harbour”.

The heritage listed three bedroom house at 233 and 233a Edinburgh Road, Castlecrag was built in 1912 out of Canadian redwood.

The north-east facing, 6500 square metre property is predominantly bushland on the edge of the harbour in Sugarloaf Bay.

Vendors Terry Hey of Carlingford and his sister have decided to sell the family property.

Hamilton Island holiday home The Vue listed by Melbourne property developers

Melbourne-based property developers Andrew and Jenni McMahon of Panorama Developments are selling The Vue, their Hamilton Islands holiday home.

Andrew says they've been going to Hamilton Island for the last 20 years, boat cruising on The Whitsundays.

The couple have owned the four bedroom home on 1,160 sqm for the last seven years.

When they're not holidaying in Queensland, The Vue is a luxury holiday let, and has generated in excess of $200,000 per year.

The three level home with its own swimming pool overlooks the Hamilton Island Marina.

Ray White Whitsundays agent Anita Edgar, who says there is a limited supply of high end holiday rental homes on the island, has a guide of $3 million to $3.3 million.

Andrew and Jenni previously owned the popular Northcote Pottery, before selling to US investment company Griffon Corporation in 2014.
